I have purchased FLAT No.1B, Block A of SP Nest project of M/s Jaldham Consultancy services in year 2010 through LIC Housing Finance loan and partly through personal savings.
At the time of purchase of lot amenities were indicated in brochure. But in reality nothing has been done. No safety norms have been considered during and after construction of building. Most of the residents are facing lot of difficulties due to sub standard or mere materials.As all the clauses of Agreement entered in the office of Registrar General, Kolkata were not in favour of customer but all were used to safeguard the interest of promoter/developer. Thus, residents have been forced enter their flat after spending lot of defects in flat from their own pocket. I have just retired and you will understand how costly my single costs would be. Inspite of that, I have done lot of in side and wall work. Bricks used were so useless that it cannot sustain inside sewer pipe or drain out water causing cepeages in wall.A lot of communications were made with Promoter/Developer informing the defects found before occupation. It was assured to rectify them. However, nothing done. It was just cheating customers and to promoter was seeing only quick return on investment compromising basic need of flat owner.
If you arrange to test the materials used in a Lab, you will find the horribleness of purchasers.
I hope the time has come now to introduce a law to regulate activities of promoter and there must be some clause of guarantee of building/materials as in the other consumer and other deals. Also a Regulatory Authority must be formed to safeguard the interest of innocent citizens who become prey of greed of promoters/developers particularly who only eye quick returns on investment.
