From manager to local site incharge everybody very unprofessional..once they receive their payment they will never look back at you…
nver waste your hard earn money in their projects

  1. Manju groups or Manju foundations.. The biggest culprits ever u can see. The hard earned money can be wasted just by buying a property with them..People’s cursings and cries would make the company ruin in few months time. Such a horrible response and zero customer friendly.. Horrible ever..Unimaginable..Utter waste.

    Recently I bought the flat from Manju groups,they are supposed to hand over January 2014 and fully paid but until now never hand over, Manju is a worst company never ever seen before and no any reputable and responsibility all the times,until now we cont meet the fm of the company and each and every one cheater more over they are not suitable and reliable my advice don’t buy anything from Manju foundations

    Dear All,

    This property is situated at Tharapakkam Village, Aalayam Project. This company has cheated many of the buyers including me by showing the CMDA Approved Plot for the villa houses, but now we have enquired and found that the same is not approved in CMDA.

    1. They have collected fees for the CMDA approval of Rs.3.8 Lakhs
    2. At the time of booking, they have taken a booking form they have asked me to sign the form with out filling the form, I have filled my details and the other details of builiding they said they will get the confirmation from their superior and the copy will be given to me. till date I have not received. after that the property agreement is entered. Now they are claiming Rs.32 Lakhs as damage charges. when we asked for clarification. they have mentioned that the discount given is removed as per the booking slip. without any reason all these were happened.
    3. They have collected amenities as mentioned below from each person approx between 15 to 38 lakhs. Earlier it was mentioned that the same will be registered in Association name. Now they have sold the club house area and Open Park approx 15, 000 Sq Ft. when asked now the company employee selvam and Anand Kumar, they informed that all the amenities will be registered in company name and rent will be taken for using the same. when I question them they why they have collected money from me?, Selvam has informed that since you will use the same for which amount of Rs.27 Lakhs has to be paid.

    Now they have stopped the people who asked for the amenities.

    It is a strong advise please don’t prefer Manju Foundation Any more, if you have bought the property already, please be careful while signing the agreement, they are capable of making you signed as one sided agreement. Regarding amenities please check the construction agreement should have all the details with the location MAP to be singed by them.

    We are sorry to inform you that. This the first letter and call received after we ask our Handing our date of Home key and Date of completing of pending works such as water supply , electricity connection, trees implantation and International tour package and so on…

    But we surprise to see such letter from CR. We have evidence for all our conversation over mobile(9445650022-8754559515- 9791102518),whats-app and mails.

    Please ensure before say such blames on customers simply @@@@@@@ In spite of several reminders over phone calls the outstanding still remains unpaid@@@@@@ .

    Please ask your sales person Mr.Sethil Kumar,Padma priya-CR and field engineer Mr.Sathish. How many times we had discussed about delay in construction over phone.

    We ready to Pay DD any day/time until you complete the construction (water+electrical supply) and Please be open and commit one true key handing over date ( Fully finished)

    Till today Manju Group unable commit Key handing over date and a BIG question mark rises they can able to get EB connection and water supply and other committed features like Trees implementation,Internal tour ticket, etc.,

    How can customer-believe and trust to pay Rs.1,68,750/- immediately and wait for years together to complete get the project farmhouse. ( Please ref… SALES DATE-Advance & Amounts paid date,Registration-Date )

    This is K.M.Balaji 17.oct.0215 I visited binaya beach property from manju group Near Pondycherry. Its closer to the ECR So I plan to buy the property So I am getting regular call from the Manju group Mr. Hemachandran(Executive) after a week even paid the advance for Rs 50000 by Card But What all the problem I faced in the Manju group are follow.

    1. While booking Mr.Abdul General Manager said my Plot number is 190 from binaya Beach and I gave 50K Cheque Both GM and Executive committed without my knowledge we won’t deposit the Cheque . But while confirmation that plot was booked by someone So Mr Prasan Marketing manager they gave a corner plot No 191 Bhavitha Beach and Paid 50k in by card.
    He committed next day I will get all the details with sale deed,Receipt ,plan and other But Again Tuesday is leave for Manju Group so Mr Hemachandran promise me on Tuesday 11.30 am “He will give all the necessary document without fail next day” So next day(28th) I took a half day leave and waiting for him He reached around 11.30 am with big Issue he is giving Plot No 204 again from binaya Beach with all the document except Receipt moreover he is saying Plot No 204 is good take it and also ask me to confirm the plot but I denied to take the plot because I book a plot 191 not 204 so I denied he try to convince me then he called Mr . Fazil (A.G.M) over the phone he try to convince me also and he committed You will get Plot No 191 without fail over the phone.So I thought Problem was solved I am going to get Plot no 191. So Same day evening I visited Manju Group office R.K.Salai 5th street waiting for Mr.Hemachandran fortunately I meet G.M Mr.Abdul I Explained everything but this people hide everything to him After big discussion almost two hour we came to another solution because Plot No 191 Bhavitha Beach was sold to another customer So he allotted me Plot No 1 Barnitha Beach on 28th Oct 2015.
    About this I discuss with my wife she got mad and ask me to cancel the book because Manju Group is not organised after all this issue still I believe Manju group and staff after 2 days I convenience my wife and confirm my book and plot detail on 31st oct 2015 Mr Hemachandran committed on sat promise me Monday without fail I will give all the necessary document except some details again on Monday while calling him he is busy with some other client so He cant come but my Manager Mr.Prasana will give he receipt on or before 8 pm But Around 8 PM I called Mr.Prasana today its not possible tomorrow is Tuesday I will send the receipt on Wednesday(04.11.2015) without fail So I am waiting for the Receipt Lets hope I will get all the details on Tomorrow(Wednesday(04.11.2015) ).

    I came to one solution Manju Foundation Don’t have proper communication tech each one have different Idea thry dont have proper tools to handle the problems. This is not a mistake of One person issue is happen all the levels from

    GM – Not properly communicated to lower levels plot was changed to 204 instead of 190 if happen there itself Problem solved.
    AGM – Dont have proper tools to see what all the plot was sold they are using Whatup to check the available so he commited me after all issue I will Get 191 because he dont know that 191 was sold.

    MM – If GM communicate that 190 was changed to 204.

    Executive – Even higher level is not have proper tools then how come we except lower level to have proper tools.

    Meanwhile My Cheque is Deposited on 27th Oct 2015 without my Knowledge So Cheque also bounced and charged me Rs 250 for Cheque bounce.

    So Before booking Manju group consider everthing and go head.

  7. MANJU GROUP IS A CHEATER. I GAVE 5 LAKHS AS AN ADVANCE TO BOOK A PLOT IN OMR, BUT THEY DID NOT GIVE ME BACK AT ALL THAT 5 LAKHS AFTER I SAID THAT I WAS NOT INTERESTED IN BUYING THAT PLOT. THIS HAPPENED IN 2007.

    Attention to the site visitor, Two days back we went to visit the Manju group new site which is located in Pakkam , they said from Avadi -pakkam it is overall 13 kms,
    it is not pakkam actually it is Kizhkondan from there it is two and half kilometres,so thereitself false commitment has given as they said within some span of year in tamaraipakkam they will get some IT company, one executive over phone call she said that 1200 q feet plot will be constructed for 25 lakhs, whereas we went to the site and visited the field supervisor he is saying the cost comes around 25-28lksm,Am bit surprised what the

    Worst company and negative in customer friendly and responding to the buyer is rude.

    I have made the fully payment for my registration on Feb 4, 2016 and till today that fraud company is telling me stories for registration. It is my hard earned money and it is like i have to beg them for the registration everyday and they do not even bother to respond.

    Can someone suggest or give me an email id where i can write to top management.

    Hi All,

    I booked their plot in oragadam locality for 1.85 lacs. Suddenly due my mom’s health issues, i requested for cancellation of my booking and refund of my amount. Initially they said that refund is not possible. But i spoke with them and they agreed to pay back my amount provided i have to submit doctor certificate. Accordingly i also submitted the medial certificated. Finally they returned back my amount via 3 PDC’s of 50k, 70k and 65k dated Aug, Sep and Nov 2016. However, when i deposited the cheque of 50k on 31-Aug-2016 the same got returned back due to insufficient funds. When i checked with them they said that they will return the 50k via DD but after 10 days. Now am in need of money to take care of my mom’s medical expenses. But no proper response from their side. Everyone pls think twice when transacting with Manju groups. Even if ur personal issue is worse and u want refund of money, u will not get it at the right time. Pls take care.

  11. It’s pakka fraudulent company please don’t believe such idiotic company with an experience I am saying. I wasted my 1 lakh money paying as advance for booking villa and shop at swarnadhar. Later they didn’t came out with any documents for proceeding the only motive is collecting balance money from my side.

  12. dont feel after booking. spend time before booking plot to this cheaters. leagel gendral manager says they will not send updates in email. they will give false promise on phone which will not help you legally. we will not happy if you invest in manju groups. think 100 times dont rush

    Anyone here knows about the Real estate masodha that the central government passed and gave the authority to the state governments ? If our state government has ammended it already ? But anyway as someone mentioned in above comments, they do not communicate via mail as they may be counted as proof.

    T NAGAR OFFICE. BE CAREFUL IN DEALING WITH THIS ORGANISATION. THERE ARE MANY COMPLAINTS

    WITH REGARD TO THE REFUNDS. ONE INSTANCE IS manju FOUNDATION SOLD THE ALLOTTED PLOT TO OTHER

    CUSTOMER AND NOT REFUNDED THE PAYMENT TO THE ALLOTTED CLIENT. VERY CHEAP ARGUMENTS GOING

    ON AT THEIR OFFICE. THOSE WHO ARE INTERESTED IN BOOKING PLOTS/FLATS WITH manju FOUNDATION MAY

    VISIT THEIR OFFICE AND WATCH THE HAPPENINGS THEN PROCEED. THIS IS ISSUED IN THE PUBLIC INTEREST,
