Dear Sir,
I K.Venkata Rao purchased a flat from a Builder Mr. Putcha.Chandra Sekhar Reddy (Owner of SRI MADHAVA CONSTRUCTIONS) for an amount of Rs. 34.25 Lakhs and the same was registered on my name on 28.09.2011. Initially, it was told that said Apartment named Sai Lendi Vanam, Opp Kashyap School, Assam Gardens, Visakhapatnam-20 consists of ground plus three floors with a cellar for parking space etc and even my registered document also contains the same.
But, today the Builder declared suddenly that he is going to construct a 4th floor which is not at all present in our agreement. As it is blatantly understood from the above, the Apartment was initially designed and obtained approvals for the four floors and now the Builder is trying to violate the same. When questioned about the 4th floor construction, the builder replied in such a reckless manner that he can construct as per his discretion.
Sir, we have many apprehensions like the building may collapse due to excessive load of another floor which is not envisaged during the initial design. Also, the builder couldn’t produce the approved plan from municipality for 4th floor construction when asked him to show the same.
Sir, as you are aware that many incidents like I stated above were happened all over the country and the recent one which was happened in Kakinada where an Apartment named Shyamala Sadan was collapsed for some genuine lapses pertaining to the design of the building and its structural stability and finally the victims were all the innocent people residing in those flats whose lives are at stake and for which no builder is being held responsible.
Sir, nowadays the builders with the greed of earning more money violating the basic rules & regulations and getting freed though they were the real culprits.
Sir, we are the middle class people dream of a flat and try to purchase the same with many difficulties by taking huge amount of loans from the banks and other resources and after any of the untoward incidents ,we all will be on the roads with our children.
Sir, please consider my appeal as premonitory which avoids the postmortem after damage. God forbids, I wish the above incidents will not occur. Also, I am surprised, how the builders acquiring the approvals for construction in such a fashion without any acceptance from the flat owners.
Sir, the above compliant was registered through online system on 29.04.12 and the compliant reference number is 2012-ADM-1074 but till date no action was initiated on the builder.
In the above context, I humbly request you to do the needful at the earliest and let our flat owners know whether the builder is having approved plan from Municipality for the construction of 4th floor or not.
