The survey department has neglected my survey number. The property is not existing, not available in the net when viewed for valuation online. I am not given proper answer from any government officials.I should have constructed my house 2 years back. I am undergoing mental agony and pain. I am requesting you to please kindly guide me.
I bring to your kind notice that I had purchased a property of 5 cents with building which comes under Ooty municipality, in the year 2004 November from one Mr. Shanmugam of Manjakombai village 25km from Ooty by paying a sum of Rs.1375000 (Thirteen lakh seventy five thousand only.
The property was registered at District registration office, Ooty on 25.11.2004. During the registration time I was said to register only with the new R .S. No. H/4/50 instead of the old R.S No. 775/1A 1A 1A. The guide line value was fixed for the R.S No. H /4/50 as Rs.1671500/-( RUPEES SIXTEEN LAKHS SEVENTY ONE THOUSAND FIVE HUNDRED ONLY). The property was registered by paying 8% of the total guide line value of Rs.151520/-(ONE LAKH FIFTY ONE THOUSAND FIVE HUDRED AND TWENTY ONLY). The property was pledged to ICICI bank and a sum of rupees Rs.9Lakhs was paid through the ICICI bank for the purchase of the property. The Chita was issued for the new R.S No. No. H/4/50 and patta No. L.R 1438.
The housing loan was transferred to UCO Bank, Ooty in the year May 2007. The legal advise and all the processing was done by the two banks ICICI and UCO bank separately, when the loan was granted.
I wanted to renovate my house this year 2013 and when I want to apply for the plan approval, I was informed that the new survey number of my house is H/4/50 is meant for the municipal road. This was verified from survey department Ooty, Taluk office Ooty and the municipal office, Ooty and we came to know that the new survey number allotted for the property in the year 2004 is the survey number for the existing road in the new master plan of Ooty town.
With great difficulty the property was purchased with the help of housing loan, my little saving, pledging jewels and finance. Now I am directed to go for a rectification deed at the registration office to save the property that I had purchased. I still have to pay Rs. 4,50,000/- (FOUR LAKH FIFTY THOUSAND ONLY) as housing loan at UCO bank, Ooty. If I have to go for a rectification deed I should pay stamp duty sum of Rs. 200000/- (TWO LAKH ONLY) and then register the new R.S. number.
I don’t know what to do to save my property. I am not financially round to go for rectification deed. Hence, I kindly plead, and beg you to guide me in changing my new survey number H/4/50 to the correct survey number.
