I have taken a Home Loan from State Bank of India (Account # 00000030574653204) in 2008. The Home Loan EMI for every month gets auto deducted from my SBI Savings Bank Account #xxxxx30570499107. Even after paying the EMI for so many years my Principal Amount for the Loan wasn’t coming down.
In 2011 I had been to the SBI – RACPC (Secunderabad) branch to enquire on why my Interest rate was high and why my principal wasn’t coming down. I was told that my interest rate was high and it was corrected.
Recently (Nov 2013) I went to SBI – RACPC (Madhapur, Hyderabad) to find out why my Principal Amount was so high even after paying EMI’s for 5 years now. The officer, I talked to, checked my account and mentioned that I was paying very less EMI than I was supposed to pay and hence the Principal Amount was high. I was surprised as in the last 5 years SBI never sent any communication to me stating that my EMI was low.
After this I generated the complete history of the account to see what was happening. I was shocked to see that for a couple of months the interest charged for the month was more than my EMI and the difference was being added to my Principal Amount. During the last five years the Bank neither sent me any communication about my EMI being low compared to what I need to pay nor communicated to me that they kept on increasing my principal amount. Because of this I incurred double loss:
1. All my EMI was going towards the interest part of the Loan due to which the duration for the Loan increased
2. My principal amount increased because the interest amount beyond the EMI was added to the Principal
All other banks that provide Home loans either increase the EMI amount or increase the duration of the loan when the Home Loan interest rates increase. I have a Home Loan account with ICICI bank too and that is what ICICI does. I have checked with many other friends who have availed Home Loans from different Banks too and they said the same too.
I strongly believe that it is the Bank’s duty to notify the customers when anything related to the account changes. Like in this case the Interest Rate changed. It is very unfair on SBI’s part to just keep charging interest and add the delta amount (interest more than the EMI amount) to the Principal amount. Note that even when I went to the bank in 2011 to enquire about my Home Loan, no one from SBI told me that the EMI I was paying was less compared to what it was supposed to be. I strongly believe that I should not be penalized for the mistake on the Bank’s part.
I have been to SBI on 11th Dec 2013 and requested them (in written) to revert the interest amount that was added to the Home Loan’s Principal Amount. The response I received from the Bank (via email on 12th Dec 2013) is that my communication address in their records was wrong and that it was my responsibility to check if my EMI’s were correct. The Bank said they cannot revert the interest (added to the Principal amount). I do not agree with the Bank’s response. My Communication address was never wrong. The employees of the Bank themselves agreed that the Bank never sent any communication not just for me but for all customers. Also without the Bank telling me how will I know whether my EMI was correct or not.
I feel cheated by SBI and have lost trust in them. I request you to look into the issue and provide justice to me by asking SBI to deduct the additional amount they added to the Principal amount of my loan and the Interest charged because of the additional Principal amount. Below are the details of the EMI where the Interest charged was more than the EMI amount.
Total Interest Added to my Home Loan Principal : 7207
Adding the above amount (Rs 7207/-) to the Home Loan Principal amount has increased the amount of Interest I need to pay. I am not sure how to calculate this interest. I am sure SBI can calculate that interest.
