Hi There,
I have booked an flat with “JBK Developers Pvt. Ltd.” in Green Avenue Project, Beetle 909 on 9th Floor, Plot No-HRA-10,Surajpur Site-C, Greater Noida.
I have made this booking on 26-02-2012 and given post dated cheque for 10-03-2012 for Rs.50000 as booking amount. When i had a discussion with executive he explained all plans. whereas I have choose Flexi. I told that Guy(Avinash) clearly I am salaried person and cannot give booking amount in one shot. So he agreed to get this on Rs.50000 installment on monthly basis till I complete my 10% as booking amount. Which I paid on time. after paying Rs2,56,231 I got a call from builder directly asking for more money. Then I have sent below mail to concern person to whom I have escalated this issue.
After this mail I had a word with Mr. Ankur from Airwil and he asked me to come to his office in Noida. Me and my wife went to his office and met with Mr. Ankur. After having a lengthy discussion with him. We came to conclusion that If I pay around 1 lakh 4 thousand and change( which is 5% more) total 15% of total amount. They will take my case to bank for loan and rest will be taken care. I told them clearly that there is some issue with my Cibil due to credit card settlement. So they assured me that my case will be clearly as I have settled the amount not defaulted. On that basis only I have paid another 1 lakh 4 thousand and change.
Now I have got a call from Tushar saying my loan is not approved any now they are threatening me to pay rest amount quickly or they will charge me 24% interest or whatever amount I have paid they will deduct 15% of actual cost of house as penalty.
It has been so humiliating now a days I am not able to understand what should I do. On one side I cannot pay rest amount in on shot and other hand if I don’t pay now I am afraid if I lose my money.
Please help me here.

I am Prabhat from Faridabad and I have booked an 2BHK flat with JBK developers in tulip Tower Unit 909 on 9th floor. It is booked on my wife’s name Varsha Sharma. I am writing this mail to you to let you know that while booking I was committed below highlighted points.
1. I have to pay 10% amount as a booking amount.
2. This 10% can paid in 50 thousand installment per month and I will not be paying any interest.
3. Once this 10% payment is done I will be eligible to get loan and 80% loan will be given by bank.
4. Bank will pay 80% of total amount as and when asked by builder.
5. Rest 10% will be paid my me while possession of the house.
Booking was done by Mr.Avinash and Mr Bhupendra was also aware of this deal from Snera builders.
I have got a call from your sales team once and I have visited the place after a week time to your site. After seeing the site and having discussion on above mentioned points I handed over 50 thousand cheque to Mr.Avinash on same day. I clearly mentioned that I am salaried person and cannot afford 2Lakh ruppes as booking amount in one shot. He assured me that I shouldn’t be worried about all those thing he will take care of all formalities.
Can you please make sure all promised things will take place. I do not want any last moment surprise. I have already paid 1.5 lakh rupees to you guys and rest 57 thousand cheque can be collected from my house tomorrow any time. Do let me know what all document I have to submit to apply for loan.
Please do not treat this as an escalation. I am writing this to make sure I get fair deal and not charged unnecessary amount . As you know buying and house is dream for middle class person and if something goes wrong just because of invalid commitment it is very difficult for a person to observe. Waiting for your response to take this further.
