They have camera’s fit everywhere including waiting room in the office so to keep watch if 2 clients are discussing with each other about the deal or not, so that earlier cheating with the client does not get reveled while discussing.
THIS PEOPLE ARE MAKING MONEY ILLEGALY with the use of legal document MOU,
where they promise that they will return your money without any deduction if deal is not successful, wherein they should give it with interest of 16%-18%.

They ask for 30% advance payment on their companies name by cheque & will tell you that will call you in 2-3 day for signing MOU Documents but after you go home after payment & cheque clearence they will stop attending your call & ignore you. Because they don’t want you to sign MOU, even if you sign MOU it does not matter to them, only one thing will happen later – You will start asking money back soon after few days, when you will see that nothing is happening after 3-4 months”
In-fact they not want to return your money before it gets matured in 6 months in fixed deposit.
So remember after 30% advanced payment made by you , from next day only they will start ignoring you as they don’t want rest of the 70% payment because they are anyways not going to sell you that property even after 6 months, Only they will ignore you till 6 months to get that amount matured in fixed deposit.
Now you are thinking What & How much they will earn from advanced 30% amount.
But remember this way they take advanced amount from more than 500 client who are dreaming of becoming owner of the flat. Now just calculate by collecting 30% from 500 people how much money they have collected and how much money they will earn from FIXED DEPOSIT INTEREST. They also use this money on their under construction projects. They have kept the Bank auction hoardings in office with the rules & regulations it’s all fake.

While cancelling the deal they say it will take some more time but there is no surety or they may even say that it will be done in 2 months but they are just buying time so that they can use our money till then. While you go to cancel the deal they will be sitting there with some GOONDAS just to show that if you raise your voice than you will have to face the consequences.

Advise to all those who have dealt with these frauds to take the 30% amount back and file a case against them so that they stop fooling others.

I to dealed with them waited for 6 months later when i pressurised them my calling continously and saying that will complain against them than they returned by 30% amount. This is a big scam and they are doing it legally with the help of MOU. They use the money and later return it back after earning interest. When asked about people highlighting such issues and giving poor reviews they say that this is done by our competitors and frustrated customer who have not got the deal. The people will keep on changing from one branch to another very frequently. The only way by which you people can screw them us by helping each other for example if 2 or more than that people have dealed in same flat and have MOU than would suggest to go together at their office with MOU copy and demand 16% to 18% interest on the amount which you paid, if they deny than file a complaint and they will be in trouble as you have legal proof wherein they have dealed with multiple customer on same flat.

if for any reason company fails to deliver the possession of the property to intending purchaser within 3 months the company will return the investment by the first paty with x% interest per anum. and the MOU CAN NOT BE VOID OR NULL OR infructuous TILL THEN.

had registered my name in Makkan.com in month of April for Residence Flat .After 2 day i got a call from Mr Sunil (Amber Capro Real Acres Pvt Ltd.) He told me to visit our office i.e. in Satyam shivam shoppin centre, 2nd floor, 217 Nr Rly stn, Nallasopara (W). Next day myself and my wife visit to their office their i Met to Mr.Suraj Chaubey (Manager) and his Assistant Mr. Sunil. They told me you will get the property in your budget. They told me they deal in Bank Action Property. Mr. Suraj explain me that we are the Investor and we directly deal with bank and purchase the property in our name and we sell that property to customer, for this prodecure we take time for 3 to 4 months. Mr. Suraj told me you have to 30% down payment and rest 70% we provide you Bank loan. They gave me 2 to 3 address of property. And finally Myself and my wife selected one flat of Nallasopara (E) Ideal Park property which address is already mentioned in Agreement.

Next day again we visit to their office to deal the flat i deal with Rs. 800000 and gave 50000 cheque of Citi Bank in the Name of Amber Capro Real Acres Pvt Ltd.

After 1 week i provided another cheque of 50000 and after 2 days they give the Agreement of Memorandum of Understanding and Mr. Suraj promise we will make you update in 5 to 6 days. But he never call me for once also my self only visit to their office and they always tell me the excuse that Abhi time lagega court ka mamla hai. After 3 months they never recevie my call they alway avoid me. Mr.Sunil the Assistant of Mr Suraj that Suraj sir is out of town he will come after 10 days he know the update of your property we don’t know. i always went to their office they gave me same excuse and i never Met to Mr. Suraj Chaubey

Now from 3 weeks their office is closed and not responding my calls and message.

I would suggest you to try n meet people from Relaty Homes zones india pvt lyd opp abbot hotel, Xerox lane in vashi. I Beliew the people are same, at least u can give a try n if people are same u can try to get u money back.
By the way MD of Relaty home zones india looks fraud by his face. Dont know how to talk properly a guy in early to mid 30s n consider other fool.
I offered him an option i said u take ur comission and allow us to issues all the cheques/ DD in favour of bank or DRT which they are not ready.
Request u guys to deal with such ppl carefully, after all we wrk hard to earn our money

Now Realty (India) Home Zone in Vashi is a new name of their Company who cheats innocent people. The manager name is Mr Sameer Rane(age look likes around 30).

Guys, I always had a feeling that these people are fraud for basic reason is their flat price is super catchy. Biggest loop hole is if he can invest 70% for us he can very well add remaining 20-30% and earn profits. Another imp fact and common sense is why wouldn’t any owner sell of property 4times better rate prior bank comes over n seals the property. This sector-2 office looks pure cinema setup, if u ask for Sameer Rane then their assistants and young college going ge going girls say he is busy have a seat and when u actually go upstairs n meet him he is free and looking at him he seems fraud by face itself holds big big phones fulltoo show off.. in short beware might as well don’t go for any property rather than riski.g hard earned money. Thanks all for eye openers. I think one shoukd take some big politician or goonda and slam them left right n centrr before they trap many other needy poor people.

They are selling a flat in malad-E near dada dadi park at Rs.40 lac only. they will shown you flat they have key yogesh karande has purchased this flat from SBI at Rs.62,25,000/-( this amout confirmed by SBI officer. & now he is selling same flat at Rs.40 lac negotiable to 100 people. he can gain confidence easily as he have key ofthe flat.but all this is fake. now they are saying he is in sweeden.

once you chosen the flat they will insist to visit Belapur office, the structure of Belapur office like in a day they can get all the furniture & fixture & could run away.

after filing the form ( I did & chit chat with receptionist for her job tenure, got to know that she is just 2 month’ old staff), you will be wait for 5 minutes & few ladies will come to convey the procedure with same details you guys mentioned.. DRT+BANK+30%. in case they won’t convince then the senior the tenure of senior is only 8 month’ Mr. RAJESH Sawant – 8451055448 would try his hard, after looking at him the attire & personality i got that they all are fraud.

I had confirmed everything & asked a question that, if your company finance 70% & then they resell it to me it means the company is quit wealthy, then why you guys don’t have your companies personal web email id.

Yes PMK as i already written heartha realtors also have another office at vasai east & even owner is also same, you just ask them orignal papers of flat where buyers name is mentioned or ataleast tell on who is the owner of property is it in the name of heartha realtors then they will tell the name of person who is yogesh karande hi is in sweeden. dont pay even 1 rupees to these beggers. you also tell them you have read these compalint against you in consumer forum n look their expression they will start avoiding you then even will not pick up ur phone.

They use girls (employee’s) as representative in their office to melt customer, also use girls to make us believe that if girls are working in the office then it should not be fraud company, but don’t become victim of them, they keep changing girls (Employee’s) in the office also so that their won’t be any proof left behind, this is biggest real estate scandle much bigger than 2G spectrum….. They will soon be behind bars.
They play with Ordinary people’s dream to make their sweet home.
They have camera’s fit everywhere including waiting room in the office so to keep watch if 2 clients are discussing with each other about the deal or not, so that earlier cheating with the client does not get reveled while discussing.
THIS PEOPLE ARE MAKING MONEY ILLEGALY with the use of legal document MOU,
where they promise that they will return your money without any deduction if deal is not successful, wherein they should give it with interest of 16%-18%.
They ask for 30% advance payment on their companies name by cheque & will tell you that will call you in 2-3 day for signing MOU Documents but after you go home after payment & cheque clearence they will stop attending your call & ignore you. Because they don’t want you to sign MOU, even if you sign MOU it does not matter to them, only one thing will happen later – You will start asking money back soon after few days, when you will see that nothing is happening after 3-4 months”
In-fact they not want to return your money before it gets matured in 6 months in fixed deposit.
So remember after 30% advanced payment made by you , from next day only they will start ignoring you as they don’t want rest of the 70% payment because they are anyways not going to sell you that property even after 6 months, Only they will ignore you till 6 months to get that amount matured in fixed deposit.
Now you are thinking What & How much they will earn from advanced 30% amount.
But remember this way they take advanced amount from more than 500 client who are dreaming of becoming owner of the flat. Now just calculate by collecting 30% from 500 people how much money they have collected and how much money they will earn from FIXED DEPOSIT INTEREST. They also use this money on their under construction projects. They have kept the Bank auction hoardings in office with the rules & regulations it’s all fake.
So don’t give them 30% money as advanced token for booking, and don’t encourage them to cheat others. Even if you give advanced amount you will start realizing from second day that how they give excuses to you.
Excuses are as follows
1. Some Legal Complication
2. Court Procedure takes time.
3. Flat documents are being verified.
4. Paper are in DRT for settlement
5. Loan failed to sanction
6. Very Complicated Case
7. Boss is out of station
8. Will call you in the evening
9. Lawyer is absent
10. Finally, Sorry wrong number
If u keep on calling for status of your flat they will say that the property documents is being verified by DRT court or else they will ask to come down to their office with copy of address proof, id proof & photo here you will think that you will soon get the flat but it’s all part of their plan they buy more time and if you say that you will complain against them than they will say you can come back and take your money. While cancelling the deal they say it will take some more time but there is no surety or they may even say that it will be done in 2 months but they are just buying time so that they can use our money till then. While you go to cancel the deal they will be sitting there with some GOONDAS just to show that if you raise your voice than you will have to face the consequences.
Advise to all those who have dealt with these frauds to take the 30% amount back and file a case against them so that they stop fooling others.

Mr Rajeev, we have deal with them in good faith, now they are not performing their part of contract, we can sue on them on this basis also.guys even we can ask them for position of flat intead of money. n if we involved court in this, court will definitly check wheter these flats are really on auction if not they need to pay our money with interest. there may be chances of delay but we can claim with interest. it is better to sue on them….

i meet Inspector at Manikpur, he informed that he has arrested Clinton & they have seal property worth 2 cr of Yogesh Karande. They are investigeeting further on it, they have snet the search team to find out more offices of such type, They informed that they have closed Badlapur office & Andheri east office.

I am agree with Ajit, as we need to make group of cheated by a individue company as in my case i was cheated by Green Acres & the persons are Shrikant Gadkari, John, Sagar, Sanjan No where Yogeh was thier in my case. Once this Gren Acres People get arrested & let them commit that they are all worjing for yougeh Karande & then we can have another FIR on his name by this way we can have maximum FIR.

I was approached by Real Acres staffs ( Nisha, Leena, ) for Bank Auctioned Properties. These people gave me few addresses of bank locked properties. I liked one of the property at Natasha Park in Mira road very much & Preet & Leena offered me that property for Rs 30 lacs & told me to pay 30% of flat value i.e Rs.600,000/- as an advance booking amount & I paid them Rs.275,000/- for the same. After some days I realized that I’m not getting proper response from the Real Acres team & due to which I cancelled my property deal on 28/10/12. That time these people (Leena ,Slilpa & Preet) confirmed me that I will get my money back within next 15 days. After that they started ignoring my calls whenever I called them. The staff & Real Acres management was not interested to refund me my money even after multiple reminders.
On 15th of November 2012, I went to real Acres office at Mira Road when these people (Leena & Shilpa) gave me a post dated cheque of Rs. 275,000/- dated 31/12/12 & the cheque has been bounced. When I went to their office again at Mira Road last week, the Mira road Shanti Nagar Police Mr. Sujeet Kumar Pawar (API) sealed that Office. I met him & has given my statement about fraud happened with me with all the evidence which I have with me. Today I come to know that the main Accused (Yogesh Karande & his team) arrested by Mira Road police for this frauds. Also come to know that they have many such fraud branches of real estate offices in different locations with different names.
Kindly take strict Again these frauds team & try to get our money back as soon as possible.

had registered my name in Makkan.com in month of April for Residence Flat .After 2 day i got a call from Preet (Real Acers.) He told me to visit our office i.e. in Miraroad office Next day I visit to their office their i meet to Preet & Leena (Manager) and they . They told me you will get the property in your budget. They told me they deal in Bank Action Property. Preet explain me that we are the Investor and we directly deal with bank and purchase the property in our name and we sell that property to customer, for this prodecure we take time for 3 to 4 months. Also told me you have to 30% down payment and rest 70% we provide you Bank loan. They gave me 2 to 3 address of property. And finally i selected one flat of Goregao (E) property which address is already mentioned in Agreement.
Next day again we visit to their office to deal the flat i deal with Rs. 800000 (different cheques Name of Green Acres Pvt Ltd. ) and gave 75000 in cash
After three months they give the Agreement of Memorandum of Understanding and we will make you update in 5 to 6 days. But he never call me for once also my self only visit to their office and they always tell me the excuse that Abhi time lagega court ka mamla hai. After 3 months they never recevie my call they alway avoid me. i always went to their office they gave me same excuse and i never Met to Preet, so I have take some videos in their office , capture some of employees and Leena

In the wake of scores of complaints against two men who allegedly duped investors acrossthecityofcroresofrupeesbyoffering flats at unbelievably low rates, State Home Minister R R Patil has asked the Navi Mumbaiadditionalcommissionerofpolicetoinvestigate the fraud.
Acting on the complaints of nearly 150 people, Thane rural police in December arrested Suraj Chaubey and Yogesh Karande on charges of cheating. As they began probing the matter, a similar complaint was filed against the duo by a group of people with Navi Mumbai police on January 8.
According to the police, Chaubey and Karande advertised flats on online portals, quoting ridiculously low rates. The two men dealt with customers posing as directors of Realty India Home Zone Pvt. Ltd besides seven other firms. For instance, investor Sunil Jambhor was offered an 863 sq ft in Chembur for Rs 20 lakh.
However, when investors went to the location to physically check a flat, it would turn out tobeonesealedbyabankandupforauction.All they could see was the building from outside.
Chaubey and Karande convinced the buyers saying they had good contacts in the Debt Recovery Tribunal, which conducts auction of properties sealed for non-payment of bank dues, and that they would help them get theflatsatcheaprates.Afteradownpaymentof 30 per cent of the agreed amount, the prospective buyers were promised possession of the flats within 145 days. But would vanish.
So far, over 300 victims of the fraud have approached the police in Vasai and Nalasopara, while the Vashi police station alone has received more than 40 complaints. Investors are believed to have lost approximately Rs 8 crore.
“This scam is larger than it seems. The two accused have six aides who are absconding. We are investigating the case,” said Raosaheb Sardesai, senior inspector, Vashi police station.
The complainants from Vashi have now formed a body, Reality India Home Zone Association, so that all complaints can come under one umbrella. On Sunday, they met the home ministerwhoaskedtheNaviMumbaiadditional commissioner of police to probe the matter.
“Complaints against Realty India Home Zone Pvt Ltd are registered in different police stations under different names. We approached the home minister with a request to expedite the probe,” said advocate Kamaljeet Singh on behalf of the complainants.
Amidallthis,thevictimshavenooptionbut wait for the outcome of the probe.
“Wearemiddle-classpeopleandhaveputin our life’s savings. They have fleeced us,” said Jambhor, who invested in the Chembur flat.
“They have duped investors in the name of many companies. There are all kinds of people, including cops and those in service sector, who have been cheated,” said Indrajeet Singh Sandhu, president of the association.

We know that Yogesh Karande is the head of all the fraud companies which was running in Vasai, Nallasopara and Vashi. He was brought to Thane session court in the month of January and he said in front of everyone that he will return the money but this will happen only through a civil recovery case.
