After an year long struggle I am filing this complaint about the Builder U.V. CHAKRAWARTHY, S/o. Sri. U. Rama Rao, he is the one of the managing partner of the SURYA CONSTRUCTIONS having its office at Plot No. 130, Kamalapuri Colony, Phase III, Hyderabad. He claims that he had ongoing construction in Kondapur, DomalGuda..etc
During the initial phase of the discussions and before paying the initial advance, CHAKRAWARTHY acted very polite and very smartly and he said that they support the project for another 1 year for any maintenance activities like leakages or..etc after handover, which is not true.
CHAKRAWARTHY claims that he had constructed 20/30 projects but I am not very sure about the completion of those 20/30 projects. I personally know about the 3 construction in Ravindra Co-operative society, None of the projects are completed by this so called builder Chakravathy. He always makes false promises and when every I ask about the promises he made, he just try’s to escape saying that he sold the flat at a very cheap rate and he used to ak me to pay the entire amount to do the pending work. He won’t be reachable on his mobile to even speak or know the progress of the project or reasons for the delays, In case he answers the call, first thing he asks for about the pending amount, and without paying the complete amount he says he would not complete the project.
Coming to my personal experience, Building in which I have purchased the Flat, At the time of agreement Chakravarthi said that he will hand over the building in 45 days, but its been more than 1 years 3 months and still building was not completed and handover was not done. Flat I purchased is partially completed and no adequate water was provided and Most of the common areas works are still pending and there are leakages everywhere in the building including the flat which I bought. When I tried to call the supervisor Appanna ( This guys is another big cheater, for every additions work he charges triple the amount what others workers will charge, I believe this guys train other plumber/electricians/painters to charge more from the flat owners and give his share as he refers them.) he says that they had completed the building and they have no responsibility of the maintenance which came at surprise for me. I had to spend money from my pocket to change the pipes to avoid further leakages. More over these guys haven’t formed the Association and land owner flats are not yet completed and occupancy certificate was not provided yet.
Coming to other works like painting and plastering, I am not sure from where they get this guys, they are not skilled workers and none of the walls are plastered correctly, you can feels the up and down on the walls and painting workers with this builders are even more worst, you can see the patches everywhere on the walls, I believe anyone who doesn’t know the painting and doing this job for the first time can do much better than the painters who works with this builders.
CHAKRAWARTHY has some links with the Vara Prasad working in LIC and this guy will handle the loan processing for all the building from this Builder Chakravarthi. When ever you go for the Loan to Vara Prasad through this builder Loan amount will not be disbursed in the name of Builder PAN, Usually entire loan amount should be given on the name of the builder but this cheater will not do that, for some reason they ask you any of the relatives pan number and most of the amount will be given to that person in the form of cheque (This trick is to avoid the Tax). So be cautious with Vara Prasad as well.
I am not writing this to ruin the reputation of the Builders or workers, but I feel that no one should go through the pain which I went through. Before purchasing the Flat with this builder I had searched for any reviews on this Builder or Construction Company in Google, but I couldn’t found any. As the locality is nice I proceeded without enquiring much about the builder but I am suffering now, I do not want other to go through this pain. Hence the review.
