Land lord is not returning the deposit amount

Hi,

i live in a rented house.As per the agreement between and me and land lord:
* There was agreement of 11 month which is going to be over on June1, 2013.
* If i had to vacant the flat then i had to inform 60 days in advance.
If i had to continue after 11 month then there was 10 % increase in rent and this will be based on mutual agreement means if both parties are ready.
*if i had to vacant the flat after agreement period then also i had to inform 60 days in advance.

As i was knowing that my agreement is going to be completed on june 1, 2013 and when i informed my land lord on may 11, 2013 about the same then he is telling that this can’t be done and as per him i had to inform him 60 days in advance.

I told him that since our agreement was till june1,2013 and what was there to tell you and also i am not agree to pay 10 % more rent then there is no question of staying after june.Another point is third point of agreement is valid if i would stay for more than 11 month after mutual agreement of 10 % rent hike. But he is not listening.

Please suggest what to do!!!!!
